Avoid ConAm Management and Arbor Garden Townhomes at All Costs!

My experience with ConAm Management and Arbor Garden Townhomes has been nothing short of a nightmare. From day one, it’s been a cascade of problems that they’ve consistently failed to resolve. I signed a lease for a unit that wasn’t even ready on move-in day. Instead, they offered me another unit that was also unprepared but better than the first disaster.

The unit I moved into was filthy. The oven was falling apart, there was a chunk missing from the countertop, and the cabinets were so old and worn it was clear they hadn’t been maintained in years. The blinds were broken and yellowed, just like the discolored sockets and switches that, months later, they still refuse to replace. I had to beg for weeks to get new toilet seats because the ones in the unit were permanently stained and disgusting. It took months to get new blinds installed, something that should be basic.

As if the state of the unit wasn’t bad enough, contractors and maintenance workers show up at my door randomly, with no notice whatsoever. Plumbers, delivery men – they just appear out of nowhere, making it feel like there’s zero respect for tenants' privacy. When maintenance does show up, they rarely come prepared, forgetting the necessary supplies for repairs. I’ve been waiting for certain fixes since July—it’s now October. The property manager even had the nerve to blame me for not allowing access when requested, but I’m sick of rearranging my schedule to accommodate their incompetence and endless return visits because they "forgot something."

The refrigerator started leaking badly on a weekend and I attempted to reach emergency maintenance over and over but the phone was off and mailbox full. I had to move the refrigerator and disconnect the water line myself in order to stop it. This ripped the flooring which is the cheapest, thinnest linoleum I have ever seen. Maintenance confirmed pulling out appliances in the kitchen typically rips the flooring so they’ll fix it. Why would you use flooring that you know rips easily and why is it two months later and it hasn’t been fixed? The answer to the last question is maintenance forgot the glue when they came to do work twice.

To top it off, I asked for contact information for the corporate office or a superior, and the leasing manager refused to give it to me. This company operates in a shady, rude, and completely unprofessional manner. It’s honestly beyond frustrating.

See photos - I’m not exaggerating. The faucets pictures are two different bathrooms and have been cleaned over and over again. ConAm thinks stained and worn items are normal and will deny requests for replacement.

Since my unit wasn’t ready you would think they would have done a walk through on move in day to check what still needed to be done, and scheduled time the next week for maintenance to do it. No, instead they had me write everything damaged on the move in check list then proceeded to deny certain requests. Below are direct quotes from emails with the property manager:

“We will not be able to replace the toilet due to it being stained, please note on your move in checklist that the toilet is stained.” - in regards to the request for new toilet seats, not the toilets themselves.

“Please note all damages on your move in checklist, we will not be able to replace a whole section of the stove due to damages such as the damage to the clock and the warming drawer. I submitted a work order for you in regards to the oven door, and maintenance will take a look at it sometime this week.” - still took months to fix.

“Please make note on your move in checklist, I will have maintenance clean them but they do not need to be replaced.” - sockets and light switches. This was never done. They look the same as when I moved in.

If you’re considering moving here or renting from ConAm Management, do yourself a favor: DON'T.

Not to sure where to start other than I am happy to call Arbor Garden Townhomes my home.
Management/property owners: they take good care and pride in not only maintaining the property and its exceptional cleanliness, but who they have live on the property. My experience from the moment I came to tour the property has been very personal and I’m certain I’m not the only one. The owners hands down are the best Landloards I’ve ever encountered and are amazing people with no lack of care and professionalism.
The property/units:
I work in an industry where I’m required to work strange hours so the little things like two dedicated parking spots for units without garages are the little things that mean so much. So nice to not have to fight over parking or take a hike to get home after I get off shift. I live in a ranch style unit with children and even though it’s a two bedroom there is enough space so that we have our own spaces within the unit. All of the appliances are very well maintained and taken care of and as I stated before very clean. I’ve only had a couple problems but It’s a relief that I don’t have to put in a work order and then wait and wait to have the issue fixed.
The neighborhood:
I genuinely think that because the owners take the time to get to know who their prospective tenants are this gives the neighborhood security. its generally quiet and neighbors are kind as well as respectful. I love that there are grassy areas to be able to enjoy outdoor time with my kids comfortably.
Overall this is a great place to live absolutely would recommend checking it out if you’re looking.

I’m leaving this review from a lovely home that I rent and absolutely love. I found my rental in 2018 after a divorce and a difficult time. Nonie and Bill Sheel were so empathetic toward me as I was emotional still. I walked into the place with my family and friend. When my friend said, “You are home!” I knew this was the place for me. The duplex had new paint, new carpet, new fixtures, beautiful tile. Also, a new microwave, dishwasher, ice maker in fridge and beautiful sky lights! I also feel very secure here. Over the years, Nonie and Bill have maintained it beautifully. They are always glad to help and please their tenets. The neighborhood is also very nice. I would greatly recommend renting from them. It really is home for me and I’m so happy with it!

I love living at The Cottages. It’s a very Quiet and friendly neighborhood. I absolutely love Bill and Nonie. They’ve been super helpful if I ever had an issue (very rare) ie: a bad light bulb that was replaced immediately and my garbage disposal didn’t work right one day, it was taken care of very promptly and professionally; they seem to truly care about each of us that live here. They take impeccable care of their homes and even go out of their way to do a little something special for us during some of the holidays. I’d love to stay here forever.

Noni and Bill are fantastic! They made us feel right at home immediately. My husband and I were traveling late from where we were moving from, and Bill and Noni were willing to come meet us at their office to go over our lease with us and make sure we understood everything. They then welcomed us to our place. We are so grateful for them!

Lived here for a little over 3 years and it has been a wonderful experience. Bill and Nonie are very accommodating and understanding. Any issues we have had arise, they have been quick to respond. Most repairs are completed the same day or at least seen and another company scheduled to complete repairs within a week. Very friendly and personable.

I’m a long-time resident of the Arbor Garden community. For me, it has been a good rental experience. The townhomes are well-maintained and clean, as is the outside space. Bill and Nonie have always been kind and responsive to my maintenance requests and promptly handle repairs. I have found this community to be a great place to live!

They claim they charge more because it's a safe clean place. I was physically assaulted by a neighbor. I was stuck in my condo during a police shoot out with a tenant who held several felonies. Another felon locked himself into his neighbor's unit running from the police. Was locked out of my condo for hours while my child was locked in. Another time there was another shoot out and was locked out overnight. They clearly don't rub background checks like they claim. My car was broken into and several units were broken into. They will kneel every penny of your deposit. You'll have to take then to court if you want it back which is absolutely ridiculous. The units are old, out dated and have no amenities and no snow removal on the property yet you rent like the newer nicer units in town with amenities. Forget about having repairs done. If they repair anything it takes weeks! The property manager and the maintenance employee are husband and wife. He will enter your home without ringing the door bell and change your air filter usually late, even if your clearly in the home. He walked in on my female neighbor while she was showing and said nothing and didn't ring or knock! It's all a scam. Don't move in. You'll regret it. Whist place I've ever lived.
