55 and over community in the far southeast corner of Duval County (St John’s County is only a few hundred feet down the road). All new construction is sold. Resales are reasonably priced for the area.

One complaint and it's pretty major in my opinion. The cell service absolutely stinks here, neighbors spoken to agree. Apparently the insulation in these homes, (that's what we were told several times) basically blocks reception. There are maybe 2 pockets in our house that u let you speak on your phone, guests have had to go outside to make phone calls which is ridiculous.

Poor craftsmanship in the building of these homes. We moved in January of this year and have found so many defects in our home. We are allowed to fill out a punch list and they will come back to fix things but it’s tedious.
We built a home by Arvida in Weston in 2000 and never found any issues.
In this home
1. Spacers left in the wood porcelain tile floor and grouted over. A workman came over, ground and cut them out, filled in with new grout.
2. Leaks coming over our master shower ceiling.
3. Place was not cleaned when we moved in. This company has no professional cleaning crew! Place was dirty! Every time I mopped the floors and dusted it was black!
4. My husband and I have started painting room by room ourselves. My husband has found rough, patchy, bumpy areas that they painted over. He has had to sand, then wipe down before we could paint.
5. Crown mounding had never been filled in the corners. There were gaps in every corner of the house. They had to come back and seal it. Now my husband has to paint over that. More work!!!
6. Bathtubs are plastic, cheap not ceramic.
Caveat Emptor- Buyer Beware!!!

Visited the bar with a resident. I felt like we were bothering them and they weren't very friendly. Almost as if they didn't want us or me there.

Nice place did a lot of landscape there a catered more to the older people know young people at all so if you're older this is just might be a place you want to check out to live
