I have thoroughly enjoyed living here at the Reserve. The management is amazing and dedicated to what they do. I personally have seen residents come in and be extremely rude and disrespectful and the staff maintained professionalism and their composure. The property is beautiful and the location is perfect. I have seen some of the negative reviews an all I can say is it is not the property managements job to keep the inside of your home clean. I have never rented anywhere where they did that for me. If you have a family and are looking for a great place to be this is it. Great job Melanie and Mikayla!

My friend lives here. Water pressure is awful, and the building fire panel has been beeping for over 2 months LOUDLY with no resolution. Garbage juice all throughout the hallways. Apartments are nice but for the price these issues should be resolved in a timely manner…not ignored. Couldn’t post the videos of the fire panel and water.

The Reserve has very well-equipped apartments, with amenities not only specific to the building but also including all those of Nocatee. Mikayla's special attention throughout the rental process has been outstanding. She has been very kind and attentive from the beginning to the present. The maintenance service is very prompt, and Lee is always ready to help with a smile. The apartments are very comfortable, with spacious and modern rooms. The only flaw I find is the lack of water pressure in the morning and after 5 pm, as the water flow is minimal.

They quickly resolved any issues that arose and always with a positive attitude. The property is kept in perfect condition thanks to their dedication and hard work. DO NOT MOVE HERE. I have gone months without a proper lease. they tried to move me into an apartment that was completely dirty and not move in ready. The front office is completely a cluster. Mary does not know anything going on and is a liar. She will tell you she has looked into the situation and completely throw you to the side. The water pressure is a complete joke. They will charge you extra for anything they possibly can. The pool was closed for days due to health violations. The pool and walkways are disgusting and dirty. They just “pressure washed” and everything is still dirty. The plants and mulch areas haven’t been touched in years. It’s embarrassing to live here for the past 2 months and pay this absurd amount. I would rather go live back on the west side than stay in the reserve at nocatee.

This place needs a major overhaul and isn’t at all what it advertises. Far from luxury resort style living. Fire pit hasn’t worked since a few months after we moved in (we’ve been here 2 years). Lake fountain rarely works. Pet spa has freezing cold water and is sadly the only place with descent water pressure. Water pressure is awful. Washer doesn’t fill enough to do laundry. Constantly battling cockroaches. Pool once had umbrellas, hammocks and was somewhat decent. Those are long gone and the only shaded spot is a villa that needs major attention. Packages are constantly going missing from cluster box mail area even though large items are suppose to go inside lock boxes. Local mail carrier refuses to bring anything that requires a signature to your door for a signature and just shoves the pink slip in your mail box so you have to drive to get it from the post office. The mold and mildew issues are relentless inside the units as well as the dust. I buy my own filter and replace it twice a month - it’s completely black after 14 days. They pressure wash the halls from time to time but don’t use any chemicals so nothing really gets cleaned. No different than using a hose to rinse off a sidewalk. Save your soul and happiness and rent somewhere else! Most of us are stuck here because it’s the only apartments zoned for PVA.
