Go in and ask for Kristi, then thank me later. Everyone at this location is great but Kristi is my favorite rep I've ever worked with out of ANY builder ANYWHERE! She is the holy grail. Her standard for excellence and customer care is above and beyond. She's just so incredibly knowledgeable and helpful on every transaction, with every question, with every floor plan, with any type of client, etc. Nothing stumps her. If only all builder reps were like her!

Pulte construction is shameful. The flimsy wood frame used will be easily blown away by high winds, not to mention disastrous termite infestation yrs later.

$550,000 base price+land premium+selection of interior options, you would end up paying $800,000 - $900,000 after everything is said and done.

PLUS, dont forget County 1.5% tax on sale price = $13,500 yearly tax (rivaling high property tax in CA, NJ, and NY).

Plus, a monthly HOA and an annual CDD for the next 30 years !!!

I've seen the construction team. They look like they aren't local and unable to speak English. How can they build an ideal built when there is a communication problem from the top down?

Further, any owners who decide to sell their property must pay 1% of the sale back to Sunbridge.

With:
1. home sales dropping heavily in April 2023 (the most in 11 years)
2. The recession is already here (short-term yield to long-term yield has been inverted for some time now).. While Depression is walking/knocking in on our front door.
3. Significantly overpriced homes compared to income ratio in Orlando (locals aren't buying these homes, NY and CA are, and how long will this migration last when remote online work is stopping and recession knocking?) Further, migration occurred because of favorable housing market in FL then. Now it's more expensive to buy a home in FL than it is to buy a home in Chicago, NYC and NJ. This will impede migration to FL.
4. Unstable and low yielding long-term mortgage back securities will cause a 30 year fixed mortgages to increase, causing even fewer buyers in the very near term).
5. Feds are likely to raise another 25 basis points in June 2023. Causing more borrowing costs
6. Banks are tightening their loan to mitigate loss of liquidity at a time when depositors are pulling their money out. Look at SVB, First Republic.
6. Consumer credit cards have maxed out as per BOA and JP Morgan. This will slow down consumption and expedite depression.
7. Investors have slowed down their buying frenzy as return on their investments fizzled as home prices have sky rocketed astronomically and monthly rental rate plummet. It's cheaper to rent now than pay the monthly 30-year fixed mortgage.

Well, one would have to be crazy to feed into this FOMO frenzy because a massive correction is going to happen very soon !

I don't mind buying an expensive home. However, after all is said and done, you may have lost a significant portion of your equity from the expected pending market housing crash.

Beware. Houses are not made by concrete. The base of the homes are WOOD. Very rare to see this in Florida. Expensive homes made solely out of wood…
